DESIGN: We will provide you with professionally designed floor plans that we will customize with you to match up with your vision for your new home.  We also Custom build and enjoy creating your new home plans or working with the plans you already have drawn.  In addition, our 3D modeling and our “Virtual Tours” make sure that we have found the perfect plan before we start the process.

FIXED PRICING:  With 35+ years in the industry and with our unique “Component” building system, we are able to lock-in your pricing up front.  No need to be guessing at the closing table because you will know your costs from day one.   We say often “The cost does not change unless you change it”!

Pricing 

There are 3 areas we need to discuss regarding the costs for your new home. While all of the costs for the home are fixed costs, there are a few costs relating to your building site that sometimes can be out of our control. Let’s take a look at the pricing breakdown for your new home.

HOME PRICING:  We will be working together to find the right materials and features for your new home.  Items such as cabinets, windows, doors, Jacuzzi tubs, etc. will be specified before we begin construction.  As such, these costs will not change unless you make a change in the specifications.  If you want to do so, we would give you the exact cost to make the switch and you can make a decision with that in mind.  You will know the cost of any changes before they are made.

HOMEOWNER SELECTIONS:  You will be in charge of some of the costs of your new home.  Selections such as fireplaces, flooring, decks, and stone work are often not made until after construction has begun.  Once you do make your selections, we will give you an exact cost for the items you picked before any materials are ever ordered.  If you wish, you can make these selections prior to our starting on your new home.  If you choose to do this, these costs will become fixed costs and fall into the “Home Pricing” category above.

BUILDING SITE ALLOWNACES: There are some items that are simply out of our control. 
For example:

• Is your site wooded or open?

• Flat ground or set up for a walkout basement?

• What about the driveway? Do we need culverts?

• Are we required to buy them from the local municipality?

• City sewer & water or well & septic system?

• What are the costs for permits?

These are questions that we will answer for you once we have had a chance to visit your site together and make the appropriate inquiries with the proper folks.  We will obtain written estimates for these costs that remain as bids over 90% of the time.  Occasionally, something unforeseen to all of us can come up, but, this is the exception and definitely not the rule.
